Six things we build, and what each one involves
Everything here is domestic work in London — houses and flats people live in, not offices. Each section says what is in the price and roughly how long the job runs, so you can rule things in and out before you speak to anyone.
Bathrooms
Stripped back to the joists and rebuilt properly.
Most of a bathroom is the part you never see again: the pipework, the waterproofing, the fall on the tray. We take the room back to the structure, put that right, and then fit the parts you chose.
What that includes
Strip-out, waste and old suite removed
First-fix plumbing and electrics, tanking behind the tile
Tiling, suite, screen and second fix
Extractor, lighting and the making good around it
Kitchens
One team from the old units out to the last silicone bead.
We fit kitchens from any supplier, and we can get you trade price on most of them. The plastering, the electrics, the gas, the flooring and the making good are ours too, so there is nobody to chase between trades.
What that includes
Old kitchen out, walls and floor made ready
Rewiring, new circuits and appliance points
Units, worktops, splashbacks and appliances
Flooring, decoration and a working kitchen at the end of it
Extensions
Side returns, rear extensions and the paperwork that comes with them.
From the first sketch to the completion certificate. We work with your architect or bring in ours, deal with building control, and build it — foundations, structure, roof, glazing and the room it turns into.
What that includes
Drawings, structural calculations and building control
Groundworks, foundations and drainage
Structure, roof, glazing and rainwater goods
Plaster, floors, electrics and decoration inside
Loft conversions
A bedroom and a bathroom where the boxes used to live.
Dormer, hip-to-gable or a rooflight conversion, depending on what your roof will take. We survey it first and tell you honestly which of the three you are looking at before anyone talks about money.
What that includes
Survey, drawings and building regulations sign-off
Steels, floor structure and the staircase
Insulation, dormer or rooflights, and the roof made good
En-suite, electrics, plaster and decoration
Full refurbishments
A whole house, in one run, with one number at the start.
Back to brick or somewhere short of it. Rewire, replumb, replaster, new joinery and decoration throughout — planned as one programme so the trades follow each other instead of waiting on each other.
What that includes
Rewire and replumb, with a new consumer unit and heating
Plastering, joinery, wardrobes and second-fix carpentry
Floors, doors, skirting and full decoration
A written programme, updated every week you are on it
Structural work
Knock-throughs, steels, chimney breasts and what holds them up.
Opening a wall up is the cheap part; holding the house up afterwards is the job. Every opening we cut is calculated by an engineer, propped properly and signed off, whether it is a doorway or the whole back of the house.

Underpinning, garden walls, patios and drainage

Plastering, decorating, wardrobes, alcoves, garden walls, a door that has never shut properly — a lot of what we do never makes it onto a services page. Tell us what it is and we will tell you straight whether it is a job for us.
